Fit plans for the small units you lease, sell or furnish

A one-page furniture fit plan for one unit type, drawn to scale from the building's own dimensions, so a prospect can see what fits before they sign and a furnished unit gets bought right the first time.

Who this is for

Three kinds of buyer, and the plan is the same work in all three.

  • Rental buildings in lease-up. Your leasing team hears "will my sofa fit?" on every visit. One page per unit type answers it, in French and English, and the team hands it to every prospect.
  • Condo and townhouse developments, and the brokers who sell them. A buyer looking at a 600 square foot plan is doing the same arithmetic, usually badly. One page per unit type gives the sales office something to hand over, and a broker something to send with a listing.
  • Landlords, property managers and hosts furnishing a unit. You buy once. One piece that does not fit costs a return, a delivery slot and a week of the unit sitting empty.

What is on the page

  • A to-scale layout of the unit, drawn by us from your plan.
  • The size to buy for each piece: the longest sofa, the rug, the bed, the dining table, the media unit, the coffee table.
  • Curtain panel length and rod width for each window, which is where most small units are furnished wrong.
  • Getting it in: the largest sofa and mattress that pass the entry door, the tightest hallway turn and the elevator. No published floor plan shows this, and a sofa can fit the room and still not get in.
  • A short shopping list with places to buy in Canada. No brand is recommended for payment and no link on the sheet earns us anything.

How the sizes are checked

Every size comes from a dimension printed on your floor plan, or from a measurement your own staff record on the one-page sheet we send. We do not visit the building. Nothing is estimated off the look of a drawing. Anything we do have to infer is marked as an estimate on the sheet itself, and the sheet tells the reader which measurements to confirm with a tape before ordering.

Each recommendation also keeps a margin. If a wall runs about 80 inches, the plan says to buy a sofa of 72 to 76, not 79.

Before a plan is delivered it goes through a separate check in which every size is traced back to its printed dimension or to the sheet and the arithmetic is redone. That check is done with AI assistance, as the plan itself is. To be plain about it: no interior designer reviews the plans today. The plan deals in measurements and clearances, not in style, which is why it needs a careful checker of numbers rather than a designer. If buildings tell us they want a designer's review, we will add one.

If a size is wrong

If a size in our plan is wrong through our own error, we correct the plan at no charge and refund what was paid for it. For a building order, the refund is that unit type's share of the fee.

The plan is general planning information prepared with AI assistance. It is not architectural, engineering or professional design advice, and nothing in it guarantees that a given piece of furniture will fit. Furniture bought on the strength of a plan follows the retailer's own return policy. We never pay for furniture.

What it costs

$750 plus taxes

A rental building or a condo or townhouse development, up to four unit types. Founding price for the first buildings.

$149 plus taxes

One furnished unit, for a landlord, property manager or host.

Prices are quoted before tax. A Québec client pays GST and QST on top. Larger buildings are quoted. Delivered in five working days from the day we have the plans. Invoiced on delivery, payable within seven days.

How it works

  1. You send the plans. Architectural plans are the best source, because the dimensions are printed on them. If a plan has no dimensions, we send a one-page measuring sheet and your staff fill it in once per unit type, which takes about fifteen minutes.
  2. We draw and check. Five working days. French and English, one page per unit type, print ready.
  3. You hand it out. Invoiced on delivery, seven days to pay.

Examples

The sample above was drawn from a published floor plan of a 465 square foot one-bedroom in Montréal. The building is not named and was not involved. The first plans made for real buildings are in progress, and they will be shown here with each client's permission.
